If you recently purchased a condo/townhome unit or you have a home that's been in your family for generations, your rental property is one of your most valuable investments. Our goal at Inga's Realty Inc. is to maximize the return on your investment and to provide you the peace of mind that comes from knowing that your property is in capable hands.

We will listen to your goals, expectations, and concerns in regard to your property. We will inform you on what we expect from you as an owner and what we expect of you to upkeep of property and the terms of our Management Agreement.

We will make sure that your tenant abides by your wishes. Should a problem arise with your property or your tenant, we will inform you immediately and communicate with you about the appropriate action needed to take.

You can be sure that the rent for your property is at fair market value. We examine the rental markets on a daily basis and set rents at the most competitive rates as units become available.

We will advertise your property on our website, which features detailed descriptions and photos of each rental unit. We also advertise on the Multiple listing Service.

At no additional cost to you, we advertise on the military website AHRN, Craigslist, Aloha State Rentals, postlets and various websites.

Excellent properties deserve excellent tenants. Inga's Realty Inc screens all prospective tenants with the Credit Bureau of the Pacific, a widely recognized service that provides applicants' local and national rental and credit histories. We also verify employment history and income. We follow up references with past and present landlords to confirm a history of timely rent payments and proper maintenance of the property. Our most challenging job as a property manager is not managing your property but managing your tenants. Good tenants are the key element to any successful rental property investment. Since we believe in avoiding potentially costly problems, we would rather see a property sit vacant a little longer than take the risk of accepting an unqualified tenant. Although there are times where good tenants turn out to be bad ones. No leases are signed until we are satisfied that the tenant is right for your property.

We always conduct thoroughly documented move-in and move-out inspections to stay on top of the condition of your property and to make sure that vacating renters assume responsibility for any damages.

Should repairs or renovations prove necessary, we will inform you immediately. Upon your authorization, we will proceed with the work in the most efficient and cost-effective manner. Keeping tenants happy to ensure the longevity of the tenant's occupancy is critical. Friendly staff, availability and quick response to questions and maintenance request will help keep a tenant satisfied.

Our base fee is 10% of the gross rent per month for single family home and 12% of the gross rent per month for condos.

For short-term rentals (any lease for six months or less), our base fee is 20% of the gross rent per month.

*Late fees are distributed 50% to the owner, 50% to Inga's Realty Inc.

If you are not currently under contract with another property management or real estate company we can start right away. If you are currently under contract with another property management or real estate company you will need to terminate their services according to your management agreement with them. We are happy to assist you in picking up keys, security deposits, and necessary documents from the discontinued company. At your request we will e-mail or mail you a complete start-up package. Once you have completed all necessary forms and returned them to us, so we can begin our new working relationship.
